More growth in top 20% of postcodes

Like Sydney, the top 20% of sales have consistently recorded the strongest annual growth in values over the last five years with 2008 being the lone exception when values fell -9.0%. The most affordable properties are the ones which have consistently witnessed the lowest level of annual value growth.

While this only relies on a short period of time in history, it’s still nice to have data to support Klear Picture’s recommendation, which is to invest in the inner Melbourne prime locations if you can afford to.

Also, we tend to use conservative projections when estimating capital growth. 7% is typically the maximum capital growth we allow for. Anything more is a bonus!
