At KlearPicture Strategic Property Advisors, we don’t sell any of our own properties - instead we provide you with a “push-button approach” to acquiring a portfolio of highly-tax effective growth properties to fit your personal situation and wealth creation goals.
We work on a strictly fee-for-service basis to eliminate the conflicts of interest that affect most other players in the property industry. This ensures we’re always working in YOUR interests.
Here’s how the process of engaging our service and acquiring your first property works
- You make an initial enquiry with us, either by calling 1300 788 971 or registering for your “30-minute Property Strategy Session” over the phone. The purpose of this session is to assess your current situation and provide you with immediate value in the form of possible investment strategies to explore further.
- Based on our initial discussions via phone, we may make a second face-to-face appointment to discuss your situation and goals in more detail. Prior to this session, we may ask you to complete a more detailed questionnaire in order to make the most of our time together.
During this session, we’ll also discuss our engagement model and fee structure in more depth and answer any questions you have at this stage. - After this face-to-face session, if you decide to proceed further, we will do some preliminary work to obtain finance pre-approval and/or identify a shortlist of properties that fit your investment criteria. These properties tend to have most of the following characteristics:
- New and near-new townhouses or boutique apartments
- Located in prime areas with limited and dwindling supply
- With Maximum tax and depreciation benefits
- And high rental yields
- Not buying just what looks good on paper today, but what is likely to out-perform the market in the medium to long term
- We narrow down your property shortlist to one property that best meets your situation and goals. Only once your purchase has gone unconditional and you have paid the 10% deposit is our fee due. In other words, you only pay us once a successful purchase has been achieved.
- We revisit the progress of your property and your portfolio on a regular basis to ensure your affairs are structured for maximum financial performance.
